As of September 1, 2011 everyone performing home inspections in Alberta must be licensed and have completed a test inspection.

How do these new regulations impact you?

  1. Ensure that you are working with not only a licensed inspector, but with an inspector that has the high level of training and knowledge that is required of a Registered Home Inspector (RHI).
  2. An inspector will not be able to start an inspection until they have a signed contract with the client. This is for everyone’s protection and to ensure everything is in place prior to the inspection, to avoid potential delays.
  3. The biggest impact to the real estate transaction is that home inspectors can no longer give estimates of repair costs. If your contract refers to defects exceeding a certain value you will need to call a qualified trades person to provide estimates.
