As of September 1, 2011 everyone performing home inspections in Alberta must be licensed and have completed a test inspection.
How do these new regulations impact you?
- Ensure that you are working with not only a licensed inspector, but with an inspector that has the high level of training and knowledge that is required of a Registered Home Inspector (RHI).
- An inspector will not be able to start an inspection until they have a signed contract with the client. This is for everyone’s protection and to ensure everything is in place prior to the inspection, to avoid potential delays.
- The biggest impact to the real estate transaction is that home inspectors can no longer give estimates of repair costs. If your contract refers to defects exceeding a certain value you will need to call a qualified trades person to provide estimates.
